A career in real estate can be incredibly rewarding for those who enjoy sales, building relationships, and making a positive impact on others’ lives. Some of the key perks include:
- Flexible Schedule: You have the freedom to set your own hours and manage your workload.
- High Earning Potential: Commissions can be substantial, particularly in busy or growing markets.
- Personal Fulfillment: Helping clients navigate major life decisions—like buying or selling a home—can be deeply satisfying.
That said, success in real estate doesn’t come overnight. It takes dedication, consistent effort to generate leads, and a lot of perseverance, especially when you're just starting out and building your client base from scratch.
Before jumping into real estate, there are a few important things to consider:
- Financial Planning: Since real estate is commission-based, your income may be unpredictable at first. It's essential to budget wisely and prepare for slower months.
- Lifelong Learning: The industry is always changing—whether it’s market trends, legal updates, or new tech. Staying current means committing to continuous education.
- Work Ethic Matters: Success requires consistent effort. Prospecting, following up with leads, and delivering great service all take time and determination.
Think of your real estate career as running your own small business—it takes smart investment of your time, energy, and resources to build something sustainable.
Yes, but WV does not have full reciprocity agreements with any other state.
If you are licensed in another state you will be required to provide a Certification of Licensure from each state you are currently, or were previously, licensed with. You will be exempt from the National portion of the exam, however, you will have to sit for the WV state portion without starting from scratch.
West Virginia real estate licensees are required to complete seven (7) hours of continuing professional education for each fiscal year in courses approved by the Commission.
Once you’re officially licensed, here are a few important steps to help you hit the ground running:
- Start Working with Your Broker: Familiarize yourself with the office workflow, tools, and systems for managing clients and transactions.
- Build Your Sphere: Let your family, friends, and local contacts know about your new career. Word of mouth is powerful—especially in real estate.
- Get Involved Professionally: Consider joining the West Virginia Association of REALTORS® and your local board. These groups offer valuable resources, mentorship opportunities, and networking events to help you grow.
Staying consistent with your outreach and relationship-building efforts will lay the groundwork for long-term success.
