To help you prepare for the Georgia real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!

Exam Application

Applicants may apply online to take the real estate exam at the following website: http://schedule.psiexams.com 

Current Processing Timeframes: Candidates who successfully pass the real estate exam will be given their license on the spot, provided they have submitted all required documents and have a sponsoring broker statement.

Salesperson Exam

  • An applicant must be at least 18 years of age and:
  • Must have a high school diploma or equivalent
  • Must complete a background check, the results of which should be taken with the applicant to the testing center on the day of the exam
  • Must meet ONE of the following qualifications: Must have successfully completed the 75-hour Salesperson Pre-license Course at a school approved by the Georgia Real Estate Commission; Must have successfully completed a minimum of 10 quarter hours or 6 semester hours of either course work eligible for a major in real estate from a US or Canadian accredited college or university or course in real property, agency, or contracts from a US or Canadian accredited school of law. You must submit to AMP (not the Real Estate Commission) an official transcript from the college, university, or school of law along with the application for examination. Certain courses, such as continuing education courses, adult education, crash seminars, and special short courses are not acceptable; Must provide proof of completion of at least 75 hours of pre-license course work approved the real estate regulatory agency of another state or province of Canada. The applicant must obtain a letter from that agency that verifies that the course work is approved in that state or province.
  • Must take a 25 hour Salespersons post-license course in their first year of licensure. The course must be approved by the Real Estate Commission
  • Must successfully pass the real estate examination, which is administered by AMP and approved by the Real Estate Commission.
  • Must pay the exam fee of $121
  • Must pay the license fee of $170

Broker Exam

  • An applicant must be at least 21 years old. Applicants may take the broker's exam at age 20 but cannot activate the license until they are 21. 
  • Must have a high school diploma or equivalent
  • Must complete a background check, the results of which must be taken by the applicant to the testing center on the day of the exam
  • Must successfully pass the real estate exam, which is administered by AMP and approved by the Real Estate Commission
  • Must pay the exam fee of $121
  • Must pay the license fee of $170
  • Must have had an active salesperson's license for three of the last five years
  • For salespersons applying for an associate broker or broker's license, ONE of the following Real Estate educational requirements must be met: Must successfully complete the required 60-hour Broker's Pre-license Course at a school approved by the Georgia Real Estate Commission; Must successfully complete a minimum of 15 quarter hours or 9 semester hours of either course work eligible for a major in real estate from a US or Canadian accredited college or university or course in real property, agency, or contracts from a US or Canadian accredited school of law. The applicant must submit to AMP (not the Commission) an official transcript from the college, university, or school of law with their application for examination. Continuing education, adult education, crash seminars, and special short courses are not acceptable; Must provide proof of completion of at least 60 hours of prelicense course work approved by the real estate regulatory agency of another state or province of Canada. The applicant must obtain a letter from that agency that verifies that the course work is approved in that state or province
  • For community association managers applying for an associate broker or broker's license, ONE of the following Real Estate educational requirements must be met: Fulfill ONE of the educational requirements for salespersons applying for an associate broker or broker's license AND Fulfill ONE of the following:
  • Successfully complete an additional 75 hours in a course or courses approved by the Real Estate Commission
  • Successfully complete a 75-hour Salespersons Prelicense Course approved by the Real Estate Commission
  • Successfully complete a minimum of 10 additional quarter hours or 6 additional semester hours of college course work eligible for a major in real estate from a US or Canadian accredited college or university       
Exam Format

Salesperson Examination: The exam consists of 152 multiple choice questions covering both national and state-specific topics. Candidates for the national and state salesperson exam have 4 hours to complete the test. Candidates for the Georgia Supplement exam for salespersons have 2 hours.

Broker Examination: The exam consists of 11 simulation problems, 9 of which will be used to calculate the applicant's score. The remaining 2 questions are pre-test questions being considered for a future examination. Candidates have 3 hours to complete the test. Candidates who take the Georgia Supplement Broker exam have 2 hours to complete the test.

Exams are administered on computer at PSI Test Centers in Decatur, Duluth, Fayetteville, Macon, Marietta, and Savannah. The examinations are administered by appointment only Monday through Saturday.

Passing the Exam

Salesperson Examination: The exam consists of 152 multiple choice questions (100 national and 52 state-specific). The Angoff method is used to determine candidates' grades, which means that subject-matter experts estimate the difficulty of each test item for a “minimally competent practitioner.â€ Those judgments are then averaged to determine the minimal score necessary to successfully pass the exam.

Broker Examination: The broker exam consists of 11 simulation problems and 4 simulation problems with a state-specific focus. Like the salesperson exam, subject matter experts have examined all of the test items for difficulty and a minimum passing level was established by using the scoring weights assigned to each portion of the test.

What To Bring

All applicants are required to present 2 forms of identification at the testing center. The primary form of ID must be government-issue, current, and include the name, signature, and photograph of the candidate. No form of temporary identification will be accepted. 

Primary identification can be any of the following:

  • Driver's license with photograph
  • State ID card with photograph
  • Passport
  • Military ID card with photograph

Secondary identification can be any of the following, and must display both name and signature:

  • Credit card with signature
  • Social Security card with signature
  • Employment/Student ID with signature ½
