FAQs about getting a real estate license in Ohio
To make the process easier, here are the most common questions we get from students becoming agents about what it takes to get licensed and start a career in real estate.
Real estate agent income in Ohio can vary greatly based on factors such as experience, location, brokerage support, and market conditions.
According to recent salary data aggregated from industry sources, many Ohio real estate agents earn an average range of $40,000 to $60,000 per year. However, successful agents who build strong client bases or specialize in lucrative markets can exceed $80,000 or more annually.
Because real estate sales are predominantly commission-based. New agents typically earn less in the first couple of years as they establish networks and gain experience, while seasoned professionals often see steady or growing incomes over time.
- Pre-licensing coursework (120 hours): $1,000–$2,000
- Application fee (to the Ohio Division of Real Estate & Professional Licensing): $81
- State exam fee (national and state portions): $61
- Fingerprinting and background check: $50–$70
When all costs are combined, most prospective agents spend between $1,200 and $2,200 to become licensed.
Whether becoming a real estate agent in Ohio is “worth it” largely depends on your career goals, financial situation, and personal strengths.
Real estate can offer flexibility, unlimited earning potential, and the satisfaction of helping clients buy and sell properties. For those who enjoy sales, networking, and entrepreneurship, it can be a rewarding career path.
Real estate is a commission-driven industry, meaning you won’t receive a standard paycheck but will earn a percentage of property sales. This can result in months without income, especially when starting out.
Success requires strong communication, negotiation, and marketing skills, along with organization, tech-savviness, and knowledge of local regulations. Additionally, ongoing education is necessary to maintain your license, making continuous learning and professional development essential.
Ohio does not have a formal reciprocity agreement with any state, so you can’t simply transfer your existing license.
In most cases, you’ll need to complete Ohio’s required steps, which include 120 hours of state-approved pre-licensing coursework, passing both the national and state portions of the real estate exam (though the national portion may be waived if you have recently passed a national exam in another state), and completing a fingerprint-based background check.
Ohio real estate licenses must be renewed every three years. During each three-year cycle, agents are required to complete 30 hours of continuing education
After earning your Ohio real estate license, you must affiliate with a licensed brokerage, as independent practice isn’t allowed. Choose one with strong training, mentorship, and a solid reputation to jump-start your career.
Joining real estate associations like Ohio Realtors provides valuable resources, networking, and MLS access. To build your client base, develop a marketing plan, establish an online presence, and connect with potential clients through open houses, community events, and social media.
