FAQs About Getting a Real Estate License in Texas
To make the process easier, here are the most common questions we get from students becoming agents about what it takes to get licensed and start a career in real estate.
Texas real estate agents earn an average annual income of $86,321, though earnings vary based on several factors. Location plays a key role, with agents in high-demand cities like Austin, Dallas, and Houston often earning six figures. Experience, networking, and lead generation also impact income, as seasoned agents with strong client bases close more deals.
Market conditions influence earnings, with hot markets boosting sales and slow markets reducing opportunities. Brokerage commission splits, marketing efforts, and work commitment further determine an agent’s take-home pay.
- Pre-Licensing Coursework: ~$500 (varies; online courses tend to be more affordable than in-person classes)
- Application Fee: $185 (paid to the Texas Real Estate Commission)
- Fingerprinting Fee: $38.25
- Additional Costs: Exam fees, test prep materials, and optional membership fees
Total Estimate: Plan to spend between $800 and $1,000 to obtain your license.
There are so many rewarding aspects to working in real estate. And while the industry might not be for everyone, there’s a reason it’s become a popular career for many.
If you are someone who likes the flexibility and hard work required to run a business, real estate might be a good fit for you, as real estate agents are essentially entrepreneurs.
They set their own hours, run their own business, and have ultimately unlimited earning potential.
Plus, you’ll be helping clients through one of their biggest transactions in life — buying or selling a home.
Before becoming a Texas real estate agent, it’s essential to understand the demands and challenges of the career. Agents work irregular hours, including evenings and weekends, to accommodate clients and property showings.
Building a strong client base takes time—new agents may go months without closing a deal, requiring patience and persistence. Networking and self-promotion are crucial for success, as agents must actively connect with clients, engage in their community, and market themselves both online and offline.
Thriving in real estate requires resilience, dedication, and a proactive mindset to navigate the competitive industry and achieve long-term success.
If you have a real estate license in another state and are looking to become active in Texas, you will still have to complete much of the Texas licensing process because Texas does not offer reciprocity from outside states.
While you won’t have to retake the national portion of the exam you will have to complete the other application requirements like the educational course, background check, and pass the Texas-specific exam.
In Texas, real estate licenses must be renewed every two years.
- Continuing Education (CE):
- First Renewal (New Agents): 98 hours of CE, including 90 hours of Sales Apprentice Education (SAE) and 8 hours of Legal Update courses.
- Subsequent Renewals: 18 hours of CE, including 8 hours of Legal Update courses.
After obtaining your Texas real estate license, the next step is to join a brokerage, as new agents must work under a licensed broker.
Consider getting E&O insurance, joining the Texas Association of REALTORS® (TAR), and subscribing to your local MLS for industry resources.
Start networking, marketing your services, and studying local market trends to build your client base. Success in real estate requires consistent effort, strong networking, and continuous learning to establish yourself and grow your career.
