FAQs About Getting a Real Estate License in Tennessee

    Yellow bar highlighting header.

To make the process easier, here are the most common questions we get from students becoming agents about what it takes to get licensed and start a career in real estate.

How Much Do Real Estate Agents Make?

Tennessee real estate affiliate brokers earn a wide range of salaries, with an average base salary of $102,783 per year according to recent data from Indeed.

However, earnings can vary based on factors such as experience, location, and commission structures. For example, affiliate brokers with more than ten years of experience typically earn over $100,000 annually, while those early in their careers average around $76,000.

How Much Does a Real Estate License Cost?

The total cost of obtaining a real estate license in Tennessee ranges from $500 to $1,000. Here’s a breakdown:

    • Pre-licensing education: $300 - $600
    • Exam fee: $39
    • Background check: $50 - $75
    • License application fee: $91

Is Becoming a Real Estate Agent Worth It?

Yes! Tennessee’s real estate market continues to grow, providing a wealth of opportunities for new affiliate brokers. While the career demands time and effort to build a client base, the rewards are significant. You’ll enjoy the flexibility of being your own boss and the potential for uncapped earnings through commissions.

What Should I Know Before Becoming a Real Estate Agent?

Success in real estate takes time, and building a steady client base requires patience and persistence.

Since early income can be unpredictable, having savings helps reduce stress and allows you to focus on growing your business.

Networking is essential—leveraging personal and professional connections can accelerate growth, establish credibility, and generate referrals.

Can I Get a Real Estate License if I’m Already an Agent in Another State?

Tennessee has no formal reciprocity but allows out-of-state affiliate brokers to apply for a license through TREC review.

    Requirements:

    • Submit a Certified License History from all licensed states.
    • Complete Worksheet A to verify education, exam, and experience.
    • Pass the Tennessee State-Specific Exam (if required).
    • Provide Good Standing Documentation with no unresolved disciplinary actions.

TREC will review submissions and notify applicants of any additional requirements.

How Often Do I Renew My Real Estate License?

Tennessee real estate licenses must be renewed every two years, and licensees are required to complete 16 hours of continuing education (CE) before their license expiration date.

This includes 6 hours of mandatory TREC Core courses and 10 hours of elective courses approved by the Tennessee Real Estate Commission (TREC).

What Should I Do After Getting My Real Estate License?

After getting your license, join a REALTOR® association for MLS access and networking.

Create a marketing plan using social media, online listings, and email to build your brand.

Stay updated with continuing education and industry trends.

Build your Sphere of Influence (SOI) by leveraging personal connections for referrals and leads. Let friends, family, and acquaintances know you’re ready to assist with real estate needs.
