What to Expect
In South Carolina, you must complete a 90-hour pre-license course approved by the South Carolina Real Estate Commission before applying for a real estate license. This course is divided into 60-hour Unit I and 30-hour Unit II. We've partnered with a company to provide online pre-licensing courses that include chapter quizzes and a final exam, with opportunities for retakes if needed.

FAQs About Getting a Real Estate License in South Carolina
To make the process easier, here are the most common questions we get from students becoming agents about what it takes to get licensed and start a career in real estate.
Real estate agent income in South Carolina varies based on location, transaction volume, and brokerage support.
First-year agents typically earn $30,000–$50,000, though some exceed $40,000–$60,000 with strong mentorship or high-end markets.
With experience, marketing skills, and a strong client network, six-figure incomes become achievable, especially in luxury sectors. Networking, education, and market awareness are key to success.
Overall, you can expect to spend $500–$1,000 for:
- Pre-Licensing Courses: $300–$700, depending on the provider.
- Exam Fees: Approximately $63 for the state exam (subject to change).
- Background Check & Application: $50–$75, plus fingerprinting costs.
- Licensing Fee: An additional fee paid to SCREC for the license itself.
For those who enjoy flexibility, variety, and the potential for high earnings, real estate can be an excellent career choice. South Carolina’s growing population and strong tourism industry create steady demand for housing and investment properties. However, success requires consistent effort, self-motivation, and excellent customer service.
Real estate is a field that demands flexibility and dedication. Because clients often have busy schedules of their own, you may find yourself working nights and weekends to accommodate their needs.
Additionally, staying current with the latest market trends, legal updates, and best practices requires ongoing education and a commitment to professional development.
Finally, success in this industry often hinges on building strong relationships and cultivating referrals, meaning consistent networking and a focus on customer service can make all the difference in your long-term career growth.
South Carolina does not have broad, one-to-one reciprocity with most states. Instead, SCREC may grant partial or “mutual recognition” to out-of-state agents who meet certain criteria. Under partial reciprocity, you typically must:
- Pass the state-specific portion of the South Carolina licensing exam.
- Satisfy all background check and application requirements.
Many out-of-state agents, regardless of their home state, can qualify by demonstrating they hold an active license in good standing and then completing any South Carolina-specific steps.
Licenses in South Carolina must be renewed every two years. During each renewal cycle, you’ll need to complete 10 hours of continuing education (CE), which includes:
- 4 hours of mandatory core courses.
- 6 hours of elective courses.
- Join Local Associations: Consider becoming a REALTOR® by joining your local board, which grants you access to the Multiple Listing Service (MLS) and networking events.
- Market Yourself: Develop a marketing plan that includes social media, print ads, and community outreach.
- Continue Learning: Explore certifications in areas like luxury homes, property management, or commercial real estate to expand your expertise.
Building a strong professional network and knowledge base early on will pay off throughout your career.
