What to Expect

In Georgia, you must complete a 75-hour pre-licensing course approved by the Georgia Real Estate Commission before applying for a real estate license. We've partnered with a company to provide online pre-licensing courses that include chapter quizzes, a final exam, and opportunities for retakes if needed.

FAQs About Getting a Real Estate License in Georgia
To make the process easier, here are the most common questions we get from students becoming agents about what it takes to get licensed and start a career in real estate.
1. How much does it cost to get a Georgia real estate license?
The total cost to become a licensed salesperson in Georgia typically ranges from $600 to $950. This includes:
- 75-hour Pre-license Education: $200 – $450 (varies by provider).
- State Exam Fee: $121 per attempt
- License Application Fee: $170
- Background Check (GCIC Report): Approx. $20 – $50 at your local sheriff's office or police department.
2. How long does it take to get a real estate license in Georgia?
Most applicants complete the process in 2 to 4 months. While the 75-hour coursework can be finished in a few weeks, you must factor in the time for your background check (which must be less than 60 days old when presented) and scheduling your exam at a PSI testing center in cities like Atlanta, Macon, or Savannah.
3. What are the requirements for a Georgia real estate license?
To qualify for a salesperson license, you must:
- Be at least 18 years old.
- Have a high school diploma or GED.
- Complete 75 hours of approved pre-license education.
- Pass the state exam with a score of at least 75%.
- Submit a Georgia Crime Information Center (GCIC) background report on the day of your exam at the testing center.
4. Does Georgia have real estate license reciprocity with other states?
Yes. Georgia has full reciprocity with all states except Florida. If you hold an active license in good standing in any other state, you can typically apply for a Georgia license without taking the pre-license course or the national exam.
- Florida Residents: You must pass the Georgia-specific "Supplemental Exam" (State Law portion) to receive a Georgia license.
5. Can I get my Georgia real estate license online?
Yes. You can complete the 75-hour pre-license course 100% online through an approved provider. However, the final state licensing exam must be taken in person at an authorized PSI testing center; Georgia does not currently allow remote proctoring for the licensing exam.
6. What is the "90-Day Rule" for the application fee?
Timing is critical in Georgia. If you apply for your license within 90 days of passing your exam, the fee is $170. If you wait longer than 90 days (but less than one year), the fee doubles to $340. After 12 months, your exam results expire, and you must retake the test.
7. What are the Post-License requirements for new agents?
All new Georgia salespersons must complete a 25-hour Post-License course within their first year of licensure. Failure to finish this course by your one-year anniversary will cause your license to lapse immediately.
8. How often do I need to renew my Georgia license?
Licenses renew every four years by the last day of your birth month.
- Fee: $100 (online) or $125 (mail).
- Continuing Education (CE): 36 hours required, including 3 hours of License Law.
Note: As of July 2025, Brokers must ensure 18 of those 36 hours are broker-specific CE.
