FAQs About Getting a Real Estate License in Georgia

    Yellow bar highlighting header.

To make the process easier, here are the most common questions we get from students becoming agents about what it takes to get licensed and start a career in real estate.

How Much Do Real Estate Agents Make?

Georgia real estate agents typically earn income through commissions on property sales. Earnings can vary widely based on factors such as the local market’s activity, the agent’s level of experience, and the brokerage’s commission split.

Indeed data reports around $104,162 per year, including additional commissions. ZipRecuriter shows the average annual income for real estate agents in Georgia is around $72,442.

These variations reflect that income differs by city, market trends, and experience level. Agents who focus on lead generation, client networking, and continuous education tend to maximize their earning potential.

How Much Does a Real Estate License Cost?

Becoming a real estate agent in Georgia will cost roughly $540 to $690 for the license alone. Here is how those costs break down:

    • About $200 to $350 for the coursework on average
    • The licensing fee costs $170.43
    • The exam fees cost $121.43
    • Getting a background check costs about $50.7

Furthermore, to keep your license active, you can expect to pay about $145 for continuing post-licensing education and $100 to $125 every four years in renewal fees.

Is Becoming a Real Estate Agent Worth It?

The Georgia real estate market is an exciting and thrilling place for real estate agents to start and even further their careers. With a personable personality, and good communication and networking skills, you are set to build a successful career.

What Should I Know Before Becoming a Real Estate Agent?

Real estate thrives on building strong relationships and demands excellent communication, self-drive, and determination. You’ll likely spend weekends hosting property viewings, networking, and marketing to broaden your clientele. It’s also crucial to keep up with local market trends and state regulations so you can skillfully guide your clients through every step of the transaction.

Can I Get a Real Estate License if I’m Already an Agent in Another State?

Georgia has real estate license reciprocity agreements with all states. However, you must have an active license from your home state in good standing for you to become eligible for a Georgia real estate license.

If you meet these criteria, you can fill out and submit a real estate reciprocal application.

This excludes Florida residents who have to take and pass the Georgia Supplemental Exam before they can practice in Georgia.

How Often Do I Renew My Real Estate License?

In Georgia, real estate licenses must be renewed every four years. Licensees must also complete the state’s continuing education (CE) requirements—currently 36 hours of CE within each four-year renewal period.

What Should I Do After Getting My Real Estate License?

After obtaining your real estate license, the first steps involve affiliating with a reputable brokerage and completing any required post-licensing education.

Next, build your network by engaging with fellow agents, lenders, and local organizations. Invest time in marketing—establish a strong online presence, create professional materials, and showcase your local expertise.

Finally, cultivate mentorships and seek ongoing training to enhance your skills and credibility, setting a solid foundation for your new career.
