    Yellow bar highlighting header.

To make the process easier, here are the most common questions we get from students becoming agents about what it takes to get licensed and start a career in real estate.

How Much Do Real Estate Agents Make?

Embarking on a career as a real estate agent in Vermont offers promising financial rewards, though earnings can vary based on factors like experience, location, and market dynamics. Here's a snapshot of recent salary insights:

    • Indeed: As of March 2025, the average annual salary for a real estate agent in Vermont is approximately $125,474, with top performers earning up to $242,564.
    • ZipRecruiter: Reports an average annual pay of $91,219, with salaries ranging from $63,800 at the 25th percentile to $136,627 at the 90th percentile.

These numbers highlight the variety of earning opportunities in Vermont's real estate business. Income is influenced by a number of important factors, including experience, sales effectiveness, and a person's geographical location within the state.

In summary, while entry-level agents can expect to make between $70,000 and $90,000, experienced professionals with large sales volumes can far exceed these figures, illustrating the lucrative potential available in Vermont's real estate industry.

Is Becoming a Real Estate Agent Worth It?

A career in Vermont real estate can be both rewarding and meaningful, especially with the state's charming small towns and close-knit communities. As an agent, you’ll help clients navigate some of the biggest decisions of their lives—often involving unique homes and stunning settings. But passion alone isn’t enough. Success in this field takes dedication, top-notch customer service, and a willingness to stay current with market trends. If you're motivated, enjoy problem-solving, and can adapt to the market’s seasonal shifts, real estate in Vermont could be an incredibly fulfilling path.

What Should I Know Before Becoming a Real Estate Agent?

To succeed in Vermont's real estate market, it's important to understand its unique features and trends. The market often includes historic homes, rural properties, and seasonal vacation rentals, so becoming familiar with these niche areas is key. Seasonal fluctuations also play a big role—activity tends to rise and fall with tourism and weather, so your marketing efforts should align with those cycles.

Additionally, ongoing education is a must. Real estate laws and best practices are always evolving, and staying current through courses and networking events will help you stay ahead. By staying informed, flexible, and connected, you'll set yourself up for lasting success in Vermont’s ever-changing market.

Can I Get a Real Estate License if I’m Already an Agent in Another State?

Vermont’s Office of Professional Regulation (OPR) offers a Fast-Track Endorsement for those with an active real estate license in good standing for at least three years in another state. This allows experienced agents to bypass standard pre-licensing education. To qualify, applicants must have the required license history, submit an application, and provide any necessary documents. For full details and forms, visit the Vermont OPR website.

How Often Do I Renew My Real Estate License?

In Vermont, real estate salesperson licenses must be renewed every two years by May 31. As part of the renewal process, you'll need to complete continuing education (CE)—typically 16 hours—during each renewal cycle.

What Should I Do After Getting My Real Estate License?

Starting a career in real estate is an exciting journey, and building a strong foundation is key to long-term success.

One of your first steps is to join a brokerage that aligns with your goals and values, as this relationship will shape your early experiences in the industry.

From there, focus on building your presence—develop a strategic marketing plan, establish yourself online, and cultivate local connections to increase your visibility.

Staying informed is just as important; keep up with legal updates, market trends, and new strategies for serving your clients.

Consider joining local real estate associations or the National Association of REALTORS® to access valuable tools, networking opportunities, and ongoing support.

In this ever-evolving industry, staying proactive, connected, and committed to growth will set you apart.
