Virginia's real estate exam is administered by PSI. Candidates can schedule an exam online or by calling PSI at 855-340-3910.

Salesperson Exam

• Applicants must be at least 18 years of age and:
• Must complete an application form
• Must provide proof of having completed 60 hours of Board-approved Principles of Real Estate pre-license courses; this will be submitted by the education provider 
• Must submit fingerprints and undergo a background check
• Must successfully pass the real estate exam
• Must pay exam fee ($60) and license fee ($170) 

Broker Exam

• Applicants must be at least 18 years of age and:
• Must complete an application form
• Must provide documentation of experience (36 months of the 48 months preceding the application)
• Must provide proof of having completed 180 hours of Board-approved Principles of Real Estate pre-license courses; this will be submitted by the education provider 
• Must submit fingerprints and undergo a background check
• Must complete a real estate brokerage course 
• Must successfully pass the real estate exam
• Must pay exam fee ($60) an license fee ($210)

Salesperson Examination: The exam consists of a national portion, which includes 80 questions, and a state portion, which includes 40 questions. Candidates have 150 minutes to complete the exam.

Broker Examination: The exam consists of a national portion, which includes 75 questions (80 points), and a state portion, which includes 50 questions. Candidates have 160 minutes to complete the exam. 

The exam is in multiple-choice format and is given by computer. It may be taken at the following locations: Charlottesville, Richmond, Roanoke, Vienna, Virginia Beach, or in Johnson City, Tennessee, or Salisbury, Maryland.

The following categories are featured on both the Salesperson and Broker Licensing Exam. The percentages show the make-up of how many questions you should expect to see from each category.

The national portion of the exam covers the following topics:

• Property ownership (Salesperson 8%; Broker 10%)
• Land use controls and regulations (Salesperson 5%; Broker 5%)
• Valuation and market analysis (Salesperson 7%; Broker 7%)
• Financing (Salesperson 10%; Broker 8%)
• General principles of agency (Salesperson 13%; Broker 11%)
• Property, condition and disclosures (Salesperson 6%; Broker 7%)
• Contracts (Salesperson 17%; Broker 18%)
• Transfer of title (Salesperson 8%; Broker 7%)
• Practice of real estate (Salesperson 13%; Broker 14%)
• Real estate calculations (Salesperson 10%; Broker 8%)

The state portion of the exam covers the following topics:

• Licensing (Salesperson 8 items; Broker 13 items)
• Escrow accounts (Salesperson 2 items; Broker 7 items)
• Disclosure requirements (Salesperson 10 items; Broker 7 items)
• Agency definitions and relationships (Salesperson 12 items; Broker 12 items)
• Virginia Fair Housing Law and regulations (Salesperson 4 items; Broker 6 items)
• Specific acts pertaining to real estate practice (Salesperson 4 items; Broker 5 items) 

Salesperson Examination: A passing score on the national portion is 56 questions answered correctly (70 percent), and 30 correct answers on the state portion (75 percent).

Broker Examination: A passing score on the national portion is 60 correct answers and on the state portion (75 percent), a passing score is 38 questions answered correctly (76 percent). 

All candidates are required to bring 2 forms of identification. They must be current, include a signature, and match the name on the candidate's registration. One of them must include a photograph. The identification may be any of the following:

• Driver's license
• Passport
• Green card
• US Social Security 
• Debit or credit card (must be signed)

Candidates are permitted to bring a basic, non-scientific calculator.
