Real Estate Crash Course and Exam Prep

Oklahoma's real estate exam is administered by PSI. Candidates may schedule the exam online by visiting the following site: https://test-takers.psiexams.com/okre. Candidates can also call PSI at 855-746-8169. 

Current Processing Timeframes: 

Provisional Sales Associate

• Applicants must be at least 18 years of age and:
• Must be sponsored by a broker
• Must have a high school diploma or equivalent
• Must be of good moral character
• Must provide proof of having successfully completed 90 hours of pre-license education or 6 college credit hours in a real estate discipline that is acceptable to the Commission
• Must complete and sign the application form
• Must submit a fingerprint card with application form, along with $60 fee for a criminal background check (this will be done through IdentoGo)
• Must provide proof of citizenship or legal residence in the US
• Must successfully pass the real estate exam
• Must complete a 45-hour post-licensing course 
• Must pay the exam fee ($60) and license fee ($95)

Sales Associate Exam

• Applicants must be at least 18 years of age and:
• Must be sponsored by a broker 
• Must have a high school diploma or equivalent
• Must be of good moral character
• Must provide proof of having completed 90 hours of pre-license education or 6 college credit hours in a real estate discipline that is acceptable to the Commission
• Must complete and sign the application form
• Must submit a fingerprint card with application form, along with $60 fee for a criminal background check (this will be done through IdentoGo)
• Must provide proof of citizenship or legal residence in the US
• Must successfully pass the real estate exam
• Must pay the exam fee ($60) and license fee ($200)

Broker Exam

• Applicants must be at least 18 years of age and:
• Must have a high school diploma or equivalent 
• Must be of good moral character
• Must have at least 2 years of active experience as a provisional sales associate or sales associate within the last 5 years 
• Must provide proof of having completed 90 hours of pre-license education 
• Must complete and sign the application form
• Must submit a fingerprint card with the application, along with $60 fee for a criminal background check (this will be done through IdentoGo)
• Must provide proof of citizenship or legal residence in the US 
• Must successfully pass the real estate exam
• Must pay the exam fee ($75) and license fee ($280)

Salesperson Examination: The exam consists of both national and state-specific information. You have 3 hours to complete 130 multiple choice questions. 

Broker Examination: The exam consists of both national and state-specific information. You have 4 hours to complete 135 multiple choice questions. 

The exam is given in multiple-choice format and is taken on a computer. It may be taken at any of the following locations: Oklahoma City, Tulsa, McAlester, and Woodward.

The national portion of the exam covers the following topics:

• Property ownership (Salesperson 8%; Broker 10%)
• Land use controls and regulations (Salesperson 5%; Broker 5%)
• Valuation and market analysis (Salesperson 7%; Broker 7%)
• Financing (Salesperson 10%; Broker 8%)
• General principles of agency (Salesperson 13%; Broker 11%)
• Property conditions and disclosures (Salesperson 6%; Broker 7%)
• Contracts (Salesperson 17%; Broker 18%) 
• Transfer of title (Salesperson 8%; Broker 7%)
• Practice of real estate (Salesperson 13%; Broker 14%) 
• Real estate calculations (Salesperson 10%; Broker 8%)
• Leasing and property management (Salesperson 3%; Broker 5%) 

The state-specific portion of the exam covers the following topics:

• Laws and rules affecting Oklahoma real estate practice (Salesperson 27 items; Broker 20 items)
• Oklahoma broker relationships (Salesperson 11 items; Broker 10 items)
• Property management (Salesperson 6 items; Broker 7 items)
• Disclosures (Salesperson 6 items; Broker 5 items)
• Trust accounts/trust funds (broker only) (8 items)
• Broker operational procedures and qualifications (10  items)

Salesperson Examination: Candidates need to make 70% or higher in order to pass. 

Broker Examination: Candidates need to score 75% or higher in order to pass. 

All candidates must provide 1 form of identification. It must be valid, government-issued, and include a signature and a photograph. It must match the applicant's name on their registration. The identification can be any of the following:

• State-issued driver's license
• State-issued identification card
• US government-issued Passport
• US government-issued Military Identification card
• US government-issued Alien Registration card
• Canadian Government-issued ID
